Offices are available from 868 sq.ft. to 3,710 sq.ft. (80.64 to 344.67 sq.m.). Smaller suites are available via our new Innovate product.
We offer a range of lease options and can tailor something to suit your individual needs. A range of incentives in the form of rent free / half rent periods are on offer along with stepped rents and other tailored solutions to meet your individual business needs. We offer a free space planning service and can also assist in your office fit out process.

Rent
Rents are subject to the length of lease being entered into. A range of incentives and leasing options mean each package is tailored to reflect your individual business requirements. Organising elements of an occupiers fit out may suit some businesses cash flow requirements better than rent free periods. Some businesses may have expansion plans and require a stepped rental to allow them to grow into large space as opposed to having to move twice. We understand each business is different and like to understand your needs.
The Innovate @ The Briars product features rents that are fully inclusive of rent, rates, service charge and utilities. This means you pay one figure for all of your outgoings with the exception of your individual phone and broadband services.
